Is There A Flex Space Scam Here?
The big question is Hamza going to scam you?
The programs don’t feel like scams to me. They are legit “follow my methods” type deals. You pay for management services on the properties and get rent income in return.
So I don’t think there’s a scam, but I’m not sure about the massive ROI promises either.
The idea of a flex space development is great, but you’re still investing big in properties that might not ultimately sell… you’re still paying brokers fees for a rent income that might not materialize.
Yes, real estate is one of the classic ‘savvy’ investments, but look at the data… commercial property transaction values actually fell in 2023, so there are no guarantees here whatsoever.

Here’s my personal view…
The Flex Space model is interesting, but don’t be rushing to sign up with Hamza just yet.

Are Flex Space Developments Going To Make You A Fortune?
Unfortunately, I don’t think so.
Here’s why I don’t recommend this one…
- Hamza has a really good method and teaches it well, but I wish he’d be a bit more open on pricing.
- Real estate profits are potentially good profits, but dealing with difficult market conditions mean there’s no guarantee.
- Even after you escape the confused mindset, there might not be too much freedom. It depends what property management services are included.
