TLDR – Is Kris Krohn the Man to Kickstart Your Real Estate Investor Career?
Real estate investment is the dream for many of us. Building wealth through a growing portfolio of properties, and basically never having to work a 9-to-5 again… yeah, it sounds great. But is Kris Krohn really the man to make this happen for you?
Well, it sure looks like Kris himself has made it big in real estate investing himself. He seems like a pretty successful dude, so if there’s anyone who knows how to do this it’s him! One thing that does worry me though is how easy he makes it all sound.
It’s like watching someone play the piano. Their fingers glide across the keys and it’s all so effortless you think “hey! I could do that!” Then you give it a go and you hit a bunch of wrong notes and mess up the rhythm until you think “hmmm… maybe not”.
Let’s be real here. We all know there’s good money to be made in property investing. Markets go up and markets go down, but everyone needs a place to live. The thing is, property investment is actually really difficult even if you have solid credit.
And if you don’t have solid credit, and you want to get around this with shrewd techniques and a smart gameplay… well then it’s going to be a whole lot harder.
Kris offers programs for both sets of investors – those with a ton of savings, and those without. If you have the money, I would think very carefully before you start investing in one of these programs. You can still lose money with investment properties, nothing is set in stone.
If you don’t have the money to invest upfront, then real estate might not be the game for you at all. Once you start trying to skip down payments and dodge bad credit judgements, you’re in very difficult territory. I’ve seen plenty of real estate wealth dreams die in this way.

- You’ve Got Your Heart Set on the Real Estate Business Model – You’ll need to be fully committed to real estate investing to make this work. If this is a lifelong dream for you, you might want to go for it.
- You’ve Got a Lot of Money to Invest – Even for the programs that teach creative real estate investment techniques, the actual cost is going to be pretty high. You’ll need some money behind you to make a return.
- You’re Ready to Roll Your Sleeves Up and Get to Work – Nothing about this is easy, even if Kris Krohn makes it look like a breeze. You’ll have to sweat hard to be successful with real estate investing.
Who It’s NOT For…
These programs might NOT be for you, if…
- You Value Your Free Time – The dream is to rack up tens of thousands of dollars in rental income, but the reality is different. If you want freedom and quality time away from work, this probably isn’t for you.
- You Don’t Want to Gamble Everything on Your Investments – I can’t stress enough how expensive it is to invest in real estate, no matter how you go about it. You might get a return, but if you don’t want this kind of risk, it’s probably not going to work.
- You Think Bad Reviews are an Instant Red Flag – There are quite a few negative Kris Krohn reviews out there. Sure, everyone gets bad reviews sometimes, but if this is a red flag for you, you might want to look elsewhere.
The 1000FT View on Kris Krohn and His Programs
Let’s take a bit of a breather here, because there’s a lot to take in. At this point in my Kris Krohn review, I’m going to take a step back so we can look at the full picture.
Kris Krohn’s Business Model
Generally speaking, Kris Krohn’s business model is real estate investing, but there’s more to it than this.
For his Partner With Kris program, the business model is straightforward investment in single family dwellings in “hot areas”. In other words, you gain access to Kris’s investment resources, snapping up targeted homes, and making these into lucrative rental properties.
For his Real Estate Maverick program, the model is not quite so clear. It seems to be a lower-cost version of Partner With Kris, in which you work with “active partners”, “referral partners”, and “financial partners” to close real estate deals. This one is a bit confusing, but you’re still targeting financial freedom through rental income.
For Lease Option Pro, it’s more about learning techniques that you can use to land a property without big upfront investment. Again, the aim is to make this a lucrative rental property.
Across all of these models, Kris’s approach is the same – big visuals, big numbers, big promises. This can be a little distracting, and doesn’t really give you a good idea of just how damn hard real estate investing can be.
Here are a few things to bear in mind before you dive on in with these programs…
- The property investment market is super competitive in the USA, and this is only going to get worse. It’s getting increasingly expensive to invest, and the supply of properties remains low.
- The rules and regulations around rental properties are pretty complicated, and each state has its own set of laws. It’s easy to get caught up in the idea of making big bucks from rental income, and to forget that being a rental property investor is a big responsibility.
- Investing in property is an ongoing commitment, and an ongoing expense. You’ll need to get all your legal documents in order, and keep up with maintenance costs, basically forever. Slip up, and your investment could be in trouble.
Hey, I won’t sit here and trash talk the real estate investing model. We all know there is money to be made here. You just need to go in with your eyes open and don’t expect an easy ride!
How Much Do Kris’s Programs Cost?
When you sign up for a real estate course with Kris Krohn, how much do you have to pay?
Well, it really depends on the course you choose. Some have a hefty fee… others, not so much.
For the Partner With Kris program, you’ll need at least $50,000 in the bank with enough cash flow to access this capital. Not only will you need to have it, you’ll need to be ready to invest it too.
For real estate business mentoring and coaching from Kris Krohn, the cost can vary quite a lot. I’ve seen some users saying they paid $997 for something called a “Triple Threat Toolkit”, or the “Recession Proof American Dream Bundle”. Other users say their real estate course cost only $197, but there are ongoing costs and subscription fees involved.
I personally found the Lease Option Pro course for $997 – apparently reduced from $20,769! I’m not sure where this 20+ grand figure comes from. This was supposed to be a limited time deal, but the clock was already showing zero. Maybe Kris decided on an extended period offer.
Some other people have said they paid $4,000. So yeah, it’s quite a mixed bag. It seems Kris Krohn has deals and offers throughout the year, so you might end up paying more money if you miss one of these specials.
You could always just buy one of the books Kris Krohn has published. You’ll only need to pay once for these, and you should learn something about the rental property investor game for a fraction of the price of the course. There are a few free resources on Kris’s site too, and free videos on his Youtube channel.
How are Kris’s Programs Different?
These Kris Krohn programs do stand apart from some of the other options in the market. For example, with Jullien Gordon, you’re generally focusing on multifamily properties, while Kris targets single family homes as he builds wealth.
It’s also different to something like the Brian Page offering. Brian is all about making money on short term rentals with what he calls his AirBnB Formula. Kris does target rental income, but he’s not limited to this AirBnB model.
Another program I get asked about a lot is the one from Cameron Dunlap. Kris’s course is different here too, because Cameron is selling software, while Kris Krohn explains techniques and delivers resources. They’re both helping you hunt down those slim rental profit margins, but they’re going about it in different ways.

So who actually is Kris Krohn and what’s this guy all about?
You could say Kris is living the dream. He bought his first home back in 2003 when he was still studying at Brigham Young University. He was only 23 years old!
While many college graduates head out into the real world with a pile of debt and questions like “umm… what now?”, Kris hit the ground running. By time he got his degree in 2006, he already had 25 homes in his portfolio… no mortgage payment stress for Kris!
The same year, still at the young age of only 26, Kris published his first book, The Strait Path to Real Estate Wealth. A year later, and he started his own real estate firm to help investors make it big in the market.
When the recession hit and sent most people into panic, Kris came out on top again, further boosting his real estate profits. I’m starting to see a bit of a pattern here – Kris is the kind of guy who doesn’t worry if he drops a $20 bill because he’ll probably find a fifty on the next corner.
Since then, he’s been hard at work. He’s published more books, posted hours’ worth of content on his Youtube channel and on his socials, and supported students as they make their way in real estate investing.
It’s an impressive story. I don’t know whether he can make you money on property investment, but he deserves a round of applause for his hustle alone!
What’s Kris Krohn’s Net Worth?
Oh yeah, the net worth. It hard to tell for sure, but it’s probably a lot.
This site lists his worth as $65 Million as of January 2024. But it also lists him as 44 years old, while his own site lists him as 42.
Either way, I’d say he’s done pretty well!
Is Kris Krohn Legit, or is There a Kris Krohn Scam Going On Here?
The big question! Is Kris Krohn legit?
In my own view, I’d say Kris Krohn is a legit real estate guru. I don’t think you can do what Kris has done and not be… the guy had 25 properties to his name when most graduates are moving back in with mom and dad.
That’s not to say there aren’t any bad reviews to be found online. When I checked up on this in January 2023, I found that Better Business Bureau listed seven open complaints about Kris Krohn. Here’s a few examples:
- A complaint from 2021 from someone who was on active duty in the military and didn’t realize how much time they’d need to put in to the program.
- A complaint from 2022 from someone who said they paid for the course but did not receive anything, didn’t get a response from the support team, and didn’t get a refund.
- A complaint from 2023 from a user who was unhappy with the upselling involved, and said they didn’t get a refund when they asked for one.
These complaints aren’t great. I also found Reddit reviews that are calling out scammy behavior. So there’s definitely a few people out there who think Kris and his team are misleading consumers. However, they may be the result of confusion and misunderstanding, rather than anything intentional.
So yeah… no scam here, and Kris is a fully legit real estate guru who is probably helping some people make money from real estate.
But will you definitely make real estate money from Kris Krohn? I’m not sure about this either. As we’ve seen from the reviews, there’s a lot of work involved, and a lot of investment as well. It’s really not for everyone, and if you do decide to buy, make sure you’re well informed about the course.
My Personal Opinion On Kris Krohn and His Courses
So what do I think… should you jump right in and start investing? Or should you give this one a hard pass?
First though, here’s what I’m looking for in programs like these:
- The Best Coaching – You’re supposed to be on a journey of learning and development, so you need great coaching to get where you need to be.
- Big Profit Returns – Of course, you want to make good money, so you need some big profit potential on your investment.
- The Freedom to Live Your Best Life – Living life the way you want to live it is always the aim of the gain.
Do I Recommend Kris’s Real Estate Investments Programs?
This is a tough one. I think Kris Krohn has shown he knows what he’s talking about, but I just don’t think his programs are going to work for most people.
So no, I can’t stick a recommendation on this one. Here’s why…
- You Don’t Get Much Coaching on Some of the Programs – Most of Kris Krohn’s coaching is on the Lease Option Pro program. Other programs are partnerships, without much learning and development. You might find it difficult to gain the skills you need.
- Rental Profit Margins are Pretty Small – You’re going to be investing a ton of money whichever program you choose, but I don’t think the model is going to give you a big return. You could end up earning less than you expected.
- This is a Tough Market to Crack – Property investment is just so much work. There’s maintenance to worry about, negotiation phone calls, and a whole load of other tasks that are going to eat up your free time. If you’re looking for passive income, this is not it!
Here’s the bottom line. We all know that real estate is a good investment if you’ve got the money, but you need to be super wary of anyone who gives you an “easy way in”.
I think there might be money to be made with Kris Krohn, but you’re going to have to invest a whole lot of time, energy, and cash before you see any potential profit. If you’re not fully committed to that real estate investor life, I’d probably stay away.
There are better options out there for most people, and I’d say one of the best programs I’ve seen is Digital Leasing. They’ve been really helping their students get this whole local lead generation down, giving them the skills, support, and custom mentoring they need to succeed.
So what will you do once you’ve got control and freedom back in your life? You could do basically anything… sip an aperitif on the French Riviera, take some time out to hit the slopes in Aspen, or just make some time for more of those special moments with the ones you love the most. It’s your call.
Escaping the 9-to-5, winning your life back, putting money away for a bright future. Everyone’s chasing this these days, but I genuinely think Digital Leasing is one of the best ways to tick all these boxes.

You’ve really got to know what you’re dealing with before you sign up for any online program, so let’s put Kris Krohn’s courses under the microscope.

Partner With Kris Krohn
Partner with Kris Krohn basically gives individuals a route to success in the real estate market.
What happens is this…
- You sign up for the program.
- You get a “Million Dollar Game Plan” and Kris’s “Track Record”, free of charge. Like Kris’s Youtube channel, these are basically free pieces of content designed to hype up the full program.
- You get your consultation call with one of Kris’ team and you learn all about the offering.
- Then you gain access to Kris’ real estate investing resources.
These resources are a personal research team, acquisitions team, rehab contractors, property managers realtors, lending team, and other professionals.
He says they do all the work for you. So you can invest in undervalued single family properties in what Kris describes as “Hot Markets”, maximizing your returns.
As well as the fees, you’ll need to have at least $50k in savings, and be ready to invest big time in the market.
Real Estate Maverick
The Real Estate Maverick offering is another one of Kris’ “Partner” programs. However, he does talk about “mentoring”, so there is a bit of a course element too.
Kris talks about a simple formula for “massive” results from investing. You might think this formula is some special real estate technique, but it’s not. It’s just…
- Kris’ real estate mentoring and partnership program – This one seems pretty similar to the Partner With Kris offering I talked about above.
Plus…
- His financial partnership partnership program – This seems to involve partnering up with people who are ready to invest in properties.
This is fairly simple I guess, although Kris throws a wrench in the works when he introduces another formula…
- 25% Active Partner – So a quarter of the formula is Kris’ mentoring and partnership.
- 50% Financial Partner – Half of the formula is partnering with investors.
- 25% Referrals Partner – Kris seems to have thrown in this extra quarter, which involves finding people with more than $100k to invest in high performing properties.
I’m not quite sure what all these percentages are supposed to mean. I suppose they look quite cool for potential partners.
I think what this course boils down to is a way to make money as a real estate investor without having a load of your own money to put forward as a down payment.
Lease Option Pro
Lease Option Pro is all about snapping up real estate investments with no down payment. With this course, you’ll gain access to Kris’s coaching and resources as he teaches you about this interesting aspect of the real estate industry.
A lack of solid credit and low savings are two of the big barriers to buying property. With Lease Option Pro, Kris gives you a bunch of videos you can use as you learn how to overcome this.
The videos teach you all about the lease option. This basically means a tenant pays more than their monthly rent requirement, adding this extra to a downpayment fund. The tenant draws up a contract with the property owner, agreeing to purchase the property at a set future date – so there’s no need for a big chunk of money upfront.
Once a property is purchased using a lease option, investors can use a home equity loan against the home to grow their portfolio. Bear in mind that home equity loans can be dangerous because the property is at risk.
Lease Option Pro has more of a course feel to it than the first two. You’re a student learning how to make real estate deals, rather than a partner in Kris’ organization.

Let’s wrap this up. Here’s the cherry on the top of my Kris Krohn review.
I think Kris is a good guy, and I definitely think he walks the walk in real estate investing. He’s made good money from this market, and I think he knows what he’s doing.
If you’re fully set on real estate investment – if you’ve got a pile of money ready to invest and you want someone good to follow – Kris Krohn might be a good option. Just keep in mind that there are no guarantees here, and that big investments like this are risky… but if you’re committed to the real estate hustle you know this already.
I just think this isn’t going to work for most people. If your dream is something closer to passive income, with the freedom and control needed to enjoy all the good stuff in life, these programs are not a good fit. Either you go all-in and you live that real estate life, or you’re just wasting your time.
