Firstly, Why Am I Writing The Review?

My story starts like many do… “slaving away” at a 9-5 job that I didn’t really enjoy, but hey – it paid the bills.

I worked for a large Fortune 500 company that performed background checks for other companies when they wanted to hire a new employee… so you know, not exactly exciting stuff.

For a lot of people, a nice stable job and predictable check coming in every month is the picture of success, but for me, it felt like I was missing out on life.

Clocking in every single day, doing the same tasks over and over again, getting home with barely enough time to make dinner and enjoy some time to myself… only to wake up again the next morning and do it all over again.

I just wanted to enjoy life without being shackled to an unfilling job.

I wanted to be able to take vacations whenever I wanted, for however long I wanted.

I didn’t want to have to beg my boss for a salary increase that barely matched inflation.

I just wanted to be free and happy.

Like most real estate investing training courses, you’ll likely be exposed to the “Big 3” investing types:

  • Flipping
  • Wholesaling
  • Long-term buy-and-hold

Regardless of which path you go down, there is a lot of potential with real estate investing.

However, before you leave this Fundrise review and go sign up, you might want to ask yourself:

“Is now the right time for me to get into real estate investing?”

Because, no matter which way you slice it, real estate investing is extremely capital intensive, labor intensive, or both.

Fundrise, unlike other investment companies that focus on institutional and accredited investors, caters to small non-accredited investors and offers them pooled funds to invest in real estate.

Fundrise is a REIT without fees. REITs are investments in a basket of properties. It’s like a REIT. It invests in REITs. As a REIT owner, you get a piece of their income.

You can liquidate your Fundrise investment quarterly with a 30-day notice. This isn’t a publicly-traded REIT, which you can sell immediately.

The Starter Portfolio

This is the default account when you join.

Starter Portfolio is a diversified mix of eREITS and eFunds with U.S. real estate projects.

You’ll get quarterly dividends and share price increases.

You’ll invest 50/50 in income and growth eREIT if you opt to invest. Both investments should be held for at least five years, with quarterly liquidations.

Core Portfolio

You’ll get the Core Portfolio for $1,000. Here are three investment plans:

  • Income Supplement: This portfolio choice provides extra income to investors. Property value growth and rental income accomplish this. The long-term gain is small.
  • Balanced Investing: This generates a diversified portfolio of income-generating and value-appreciating assets. Despite minimal payments, investors can build up property value over time.
  • Long-Term Growth: This portfolio includes properties that have appreciated the most over time, with 15% annual returns conceivable. These investors receive no regular income. Fundrise’s three-step inquiry might help you determine how to invest.

Fundrise offers e-funds for a unique investment. Residential property investments. These are non-public single-family dwellings. eFunds are not dividend-paying partnerships like eREITs. You’ll obtain a 1065 K-1 form at tax time, distinct from eREITs.

eFund saves money by giving you instant portfolio access. Diversifying between geographies and housing types ensures a solid investment.

Choosing an eFund over an eReit are real estate investment strategies. Once the project is finished, expect a liquidity event. You can invest in D.C. or L.A. funds.

Portfolios

Fundrise recently started offering portfolios, including a $10 beginner portfolio. Passive income, balanced investing and long-term growth are also planned. You can see each portfolio’s predicted growth on Fundrise’s website.

Costlier managed plans. Don’t worry about risk-reward balance.

Fundrise accepts 18-year-old American citizens. Fundrise requires an SSN and a $10 minimum investment.

Self-Directed IRA

Fundrise now accepts pre-tax cash for retirement investments. Self-directed IRAs are only for eREITs.

Goal-Based Investing

Their new technology lets you invest in real estate based on your aspirations, not the type or location.

Fundrise’s goals-based portfolio includes seven eREITs and dozens of buildings. Balanced, passive income and aggressive growth portfolios are available. Objectives decide your eREIT mix.

Fundrise IPO

Fundrise is planning an “IPO.” This investment requires $1,000 in your Fundrise account and one of the advanced plans. You can invest up to 25% of your account amount.

Few people invest in non-stock market items. They suspect a scam. Fundrise is audited annually by the Securities and Exchange Commission (SEC).

These audits are on form 1-K, which you can search for immediately. Fundrise offers a 90-day guarantee.

They’ll reimburse your money if you invest and change your mind within 90 days. You should investigate this guarantee’s limits.

Fundrise’s online investment operations require cyber security. Bank-level security is used to protect investors. The website uses 256-bit AES symmetric encryption, like most large institutions.

The real estate investment platform transfers are safe and hack-proof. TLS safeguards every investor’s desktop or mobile website connection.

Multiple data centers encrypt and disseminate client data. Data centers are hosted on AWS.

The 7-year-old platform is known for its transparency and security. The company’s records have never been breached or leaked.

  • Shares redeemed within five years of purchase incur a 1-3% loss. 90 days are free.

But if you’re grinding it out for 3 months and then your reward is a $50 commission, it’s not really worth it.
