My story starts like many do… “slaving away” at a 9-5 job that I didn’t really enjoy, but hey – it paid the bills.

I worked for a large Fortune 500 company that performed background checks for other companies when they wanted to hire a new employee… so you know, not exactly exciting stuff.

For a lot of people, a nice stable job and predictable check coming in every month is the picture of success, but for me, it felt like I was missing out on life.

Clocking in every single day, doing the same tasks over and over again, getting home with barely enough time to make dinner and enjoy some time to myself… only to wake up again the next morning and do it all over again.

I just wanted to enjoy life without being shackled to an unfilling job.

I wanted to be able to take vacations whenever I wanted, for however long I wanted.

I didn’t want to have to beg my boss for a salary increase that barely matched inflation.

I just wanted to be free and happy.

Then about 4 years ago (as a stroke of luck), I stumbled across a program that taught me how to make money online by actually helping real people (local US businesses).

Who Cares About That?

99% of reviewers out there don’t have experience running an actual business. They’re writing about stuff that they have no real experience with.

Why would they do that?

I have absolutely no relationship with J Rich, so you can rest easy knowing that I’m going to give you my honest opinion.

This review is written based on my own experiences with this business model.

Fortune Builders is a leading real estate investing education organization in San Diego, California. We provide foolproof information systems, tools, and training sessions to aspiring to be successful real estate investors. Additionally, the curriculum has an average of 4.8 stars on Google Reviews from previous students.

Fortune Builders is a real estate investing program.

Like most real estate investing training courses, you’ll likely be exposed to the “Big 3” investing types:

  • Flipping
  • Wholesaling
  • Long-term buy-and-hold

Regardless of which path you go down, there is a lot of potential with real estate investing.

After all, it’s the world’s oldest wealth-builder.

However, before you leave this Fortune Builders review and go sign up, you might want to ask yourself:

“Is now the right time for me to get into real estate investing?”

Because, no matter which way you slice it, real estate investing is extremely capital intensive, labor intensive, or both.

So if you’ve only got an hour or two a day, or your savings account is a few zeroes lighter than you’re comfortable with, this might not be the best time for you to jump into real estate investing.

It was founded in 2006 in San Diego, California, by real estate moguls Merill, Sopielnikow, and Esajian. It was rapidly recognized as one of the nation’s fastest-growing companies by Inc. Magazine.

These business partners began their voyage together in 2004 when they formed CT Homes, LLC. Depending on their business’s timetable, they may also flip their first property that year!

JD entered the scene the following year, assisting the group in completing 100 property purchases by the end of 2005.

Than Merill is among the most successful real estate investors. He is a sought-after public speaker who began his career in 2006 before the Real Estate Investment Association (REIA).

He is also a best-selling writer on Amazon for his co-authored books “The Real Estate Wholesaling Bible” and “E-Myth Real Estate Investor.”

Paul Esajian graduated from the University of California with a degree in Economics. He is the Chief Financial Officer of three multimillion-dollar businesses: Fortune Builders, CT Homes, and Grand Coast Capital Group.

As with Merill, he authored The Real Estate Rehab Investing Bible, which Wiley Publishing published.

JD Esajian is the president of CT Homes, LLC, where he handles all real estate transactions and rehabs for the company. Unlike Paul & Than, he lacks a book, despite his regular association with the Fortune Builders’ charity endeavors.

Konrad Sopielnikow, a Yale University graduate, is the brains behind CT Homes & Fortune Builders’ science, innovation, and legal techniques. His technical and own business system abilities enabled him to expand the company’s online presence.

Apart from the founders, Fortune Builders also offers a comprehensive roster (more than 25!) of trainers and subject-matter experts.

In a nutshell, Fortune Builders‘ mission is to teach aspiring real estate investors how to approach and profit from their time-tested strategies. It is often regarded as the ideal instructional course for all levels because you will receive real information from seasoned real estate investors.

I’m not sure about you, but I believe that a seasoned coach is superior to those who rely solely on textbook knowledge. True, a fantastic book can take you a long way, but an excellent coach can take you even further.

Fortune Builders has a sizable online community. I appreciate best about the business, though, how many excellent evaluations it has received from genuine participants.

The organization offers three services: a Mastery Coaching course, property investment events, and real estate investing classroom and marketing materials.

Before enrolling as a mastery student, you’ll be required to fill out a form on their website to book an interview time slot. They will show you where to begin your real estate career after the interview.

However, please keep in mind that the course fee may range between $35,000 and $40,000, dependent on their recommendation!

Mastery Coaching is a comprehensive program that includes one-on-one mentoring and support, program materials, weekly live coaching sessions, and access to live boot camps and events.

Real estate events are offered under various titles, including Rehab Bootcamp, Acquisitions and Wholesaling Bootcamp, REO & Shortsale Bootcamp, and the 3-Day Real Estate Workshop. All of these are available only to enrolled coaching students.

Finally, they give course materials, or what they refer to as “blueprints,” for implementing the optimal investing approach. There are 4 courses to choose from:

  • Tax liens and tax deeds ( $397.00)
  • Maximizing and rehabbing profits (priced at $1,197.00)
  • Marketing for deals ($1,197.00)
  • Wholesaling for fast cash ($1,197.00)

One of the disadvantages is the difficulty in locating explicit and thorough explanations of the type of training and program content offered by Fortune Builders on their website. Nonetheless, I conducted multiple independent investigations at my end, and the following is what I discovered:

3-Day Workshop

The 3-Day Workshop differs according to the member’s location and the instructor. Prices also vary according to the same couple of factors, and this fluctuation is significant.

I’ve observed that these programs are primarily geared toward individuals currently employed in this field. Every weekend, workshops are held. These workshops offer no guarantees for novices, as they provide just rudimentary teaching.

The course contains only a few suggestions for assisting already established businesses.

Seminars

Additionally, they do not provide free seminar and the educational level you are likely seeking. A typical session lasts a few hours and covers various complex topics.

Online Course

If you enroll in an online course, you will not be required to leave your home. These classes include topics such as taxation, wholesale, and deeds.

Payment varies according to the program’s level, although numerous lessons are considered more appropriate for beginners/those considering getting started.

Mastery Program

This is referred to as the jewel! One-on-one coaching is included in the system. It simply does not get any better than this. This system enables you to start from scratch, assisting you in establishing your business and guiding you throughout its activities. The program’s curriculum is personalized to the student’s specific needs—but, as you might guess, it comes at a high price.

As I briefly indicated previously, the cost is determined by the location, course level, and course type you select. Surprisingly, the site does not mention the pricing, and there is no information on the plans (when you start assuming the price will be high).

According to my investigation, some students paid between $200 and $300 for the 3-Day Workshop. The Mastery Program will be the most expensive—probably between $10,000 and $30,000. Online courses might also be priced similarly.

Students must pay between $2,000 and $5,000 for these courses. I cannot promise that these costs are accurate, but this is the best I can do to indicate what to expect.

The courses’ quality is judged to be adequate but not exceptional. Individuals who claim to have attended these classes speak highly of the training they received. When the costs are considered, it appears that the company’s employees receive a substantial portion.

The issue is that the Fortune Builders website does not accurately show the prices and packages. What prevents them from achieving transparency?

In general, you get the sense that something is strange when everything is suddenly concealed—most notably the cost. That is, if a web-based store is seeking to sell software or another type of product, nobody will buy until the price is established. This is highly rare, and I can think of no rationale to justify this course of action.

So, is Fortune Builders scam? Not technically. You can make money with this program, but it’s definitely not as easy as Merill, Sopielnikow, and Esajian makes it sound.

There’s a ton of work to be done upfront, no real guarantee of success, and – most importantly – the actual profit margins on real estate investments are pretty small.

Now, there’s nothing wrong with front-loading the work and making the money later.

But if you’re grinding it out for 3 months – looking at deals, sending out offers, negotiating with the seller and lender to buy a rental property – and then your reward is like $100 a month in profits, it’s not really worth it.

What if, instead, you could do that same 3 months of work (in your spare time), and your reward was a $500 to $2,000 payment that came in every single month (with a 90-95% profit margin)?

And what if you actually didn’t need to wait 3 months? What if you could get started today and have your first payment in a week?

And what if you could double it next week?

Yes. You can earn money with Fortune Builders, but you must also invest a significant amount of money to get started.

You can certainly make money with real estate investing, but if you’re gonna put in the amount of grueling work to become a real estate investor (which, trust me, isn’t easy), you might as well bring in some REAL money.

Is Fortune Builders Legit?

Yes. Fortune Builders is a legitimate business. However, it is not a Better Business Bureau accredited.

Building a profitable, successful real estate investing business is achievable… However, there are more effective ways to establish a business than real estate investing.

But, when it comes to building a business, you have plenty of options.

Keep in mind, I don’t get paid to promote any of the programs I review. I personally think real estate investing is a great business model, but you could end up leaving way too much money on the table.

Are the alternatives to Fortune Builders

Yes, there are plenty of other business models to choose from if you want to pursue this making money online.  Here are just a few:
